Basements in this city take water two ways. In summer, a heavy convective storm loads the ground and the sewers faster than they drain, and the lowest floor of a building takes the overflow. In winter, repeated freezing and thawing works cracks open in older foundation walls, and the melt that follows finds them. Six Stages, One Crew
A Toronto restoration runs the same six stages at any scale. Scale changes how much equipment goes in and how many doors have to be opened, not the sequence.
- Assessment: Meters and, where it helps, thermal imaging establish how far the water travelled through the assembly and which units are actually affected.
- Extraction: Standing water comes off floors and out of saturated soft material fast, so the drying equipment works on structure and not on a sponge.
- Controlled demolition: Only what cannot be dried in place is removed, which in older lath and plaster is a judgement call made with a meter.
- Structural drying: Air movers and dehumidifiers run continuously and a technician takes readings on a schedule until the numbers hold rather than until a set number of days has passed.
- Cleaning and mould remediation: Surfaces that carried grey or black water are cleaned, treated and deodorized, and any growth is contained and removed to IICRC standards.
- Repair: Drywall, flooring, trim and paint go back only after the assembly reads dry, because closing a wet cavity is how a second, worse job begins.
One Grade at the Top, Another at the Bottom
Category is decided before anything is touched, and it drives the protocol. Clean water comes from a sanitary source, a supply line or a burst or leaking pipe inside a wall, and it is usually dried in place if it is caught early. Grey water comes from appliances and fixtures and carries enough contamination that cleaning and sanitizing are part of the work. Black water covers sewage backups and water that has moved through soil or a sewer, and porous material in its path comes out rather than getting dried, with the space fully sanitized afterward.
Reducing the Odds in a Multi-Unit Building
- Replace rubber washer hoses with braided stainless, since an upper-floor laundry is one of the most common sources of a multi-unit loss.
- Know where the suite shutoff is as well as the building shutoff, and check the suite valve actually turns before you need it.
- Have the sump pump and any backwater valve tested before storm season rather than during it.
- Report a ceiling stain or a soft spot the day you see it, because a slow leak between floors is already weeks old by the time it marks a ceiling.

A multi-unit loss means more than one policy is usually involved, and the file has to hold up for each of them.
