A sump pit in this city is frequently answering an opening in the ground rather than the water table. Stand at the top of the steps outside a row house and look down. What is at the bottom is a rectangular pit about the width of a doorway, walled on three sides, open to the sky, with a threshold at one end and a grate in the floor. Every drop of rain that falls into that rectangle stays in it until the grate takes it away. What the Grate at the Bottom Is Actually Connected To
That is the question worth asking, and most households in Washington cannot answer it. Sometimes the stairwell drain runs to a pit inside, where a pump lifts the water and sends it out. Sometimes it ties into the building's drainage. Sometimes it connects to a line that was reworked at some point and now goes somewhere nobody has documented. The answer decides what a blockage means, what can be cleared, and whether a pump is involved at all, so establishing it is the first useful thing a technician does on a property like this.
Window wells sit in the same category. A Washington window well is a small open basin against the wall with a drain in its base, and that drain is usually the least maintained pipe on the property. Leaves, grit and mulch fill a well from the top, the drain silts from the bottom, and the well quietly becomes a bucket held against a wall with a window in it.

A pit fed by surface openings has a different demand curve from one fed by soil. Groundwater arrives at a steady trickle and asks for endurance. A stairwell and two window wells during a Washington cloudburst ask for peak capacity, over a short window, with grit in the water. Equipment chosen for the first job is not automatically right for the second, and the symptom of getting it wrong is a pump that copes beautifully for years and then loses one afternoon badly.
Peak matters more than average here, so the sizing conversation is about the worst twenty minutes rather than the annual total. It also has to account for what comes in with the water. Runoff carries silt, leaf litter and street grit, all of which settle in the pit, foul an intake screen and jam a float switch against the wall. A pit taking surface water needs to be looked at more often than one taking clean groundwater, for exactly that reason.
Where the Lifted Water Is Allowed to Go
The discharge line finishes the job or wastes it. Listen for a hum with no flow, and watch for the level jumping straight back up. Then do the part most people skip: clear the stairwell grate and the window well drains by hand, run a hose into each, and watch whether the water goes away at a sensible rate or backs up against the grate.
Neither test tells you whether the buried run is clear along its full length or what happens when the power fails. Both of those need a proper look. A battery backup is a second pump with its own power source, and in a market where the storm that fills the openings is the storm that drops the power lines, it earns its place. Its limit should be stated plainly: hours rather than days, fewer hours as inflow rises, and no substitute for replacing a primary pump that is already failing.
What a Pump Will Not Do for an Open Stairwell
Repair, replacement, new installation, backup systems, check valve and discharge work and diagnosis of the pit and the lines feeding it are ours.
