Almost nobody in Orlando chose their sump pump. A pit is not something people here add on purpose the way they add a water softener, so the ordinary version of this story is a buyer who found a lidded hole in the garage floor during the walkthrough, was told it was the pump, and has thought about it roughly never since. The equipment came with the house, along with whoever specified it and whatever they were trying to solve.
Finding the Pit and Working Out What Feeds It
Start by locating it. In newer central Florida construction it is normally set into the low corner of a garage floor that steps down a few inches from the living space, under a plastic or steel lid flush with the concrete. In older raised housing it is in the crawl space beneath the floor structure. On some low-lying lots it sits outside as a collection pit tied to a perimeter drain, a French drain or a yard drain, gathering water before it reaches the slab at all.
Then look at what enters it. A pipe arriving through the wall of the pit means the system is collecting from drainage somewhere else, and that pipe is worth following as far as you can see it. Water seeping in through the base and sides with no pipe at all means the pit is dealing with groundwater directly, which tells you something important: the pump is not there for a storm, it is there because the water table comes up to meet the structure.
Following the Pipe to Where It Lets Go
The discharge line leaves the pit, usually rises, and exits the building. Walk the outside and find where it ends. What you want is a run that carries water well clear of the structure and releases it onto ground that slopes away. What people frequently find instead is a stub of pipe a couple of feet from the wall, buried under mulch, crushed by a landscaping project, or feeding a bed that sits higher than the surrounding grade. On the flat lots common across Orlando, none of those send the water anywhere.
A discharge that ends too close does not merely fail to help. It creates a circuit: the water sinks, travels back through the soil to the same drainage feeding the pit, and gets pumped again. The pump looks busy and the property stays wet, and no amount of new equipment fixes it, because the fault is thirty feet away from the thing being replaced.

What Goes Wrong Inside the Pit
Five faults account for nearly everything. The float switch sticks, fouls or wears out, and the pump never gets told to start. The intake screen clogs with sand and silt, and the motor runs while moving nothing. The impeller seizes, which sounds like a hum. The check valve fails, which is quieter and more expensive than it looks. And the power goes away, either because a storm took the supply or because a breaker tripped and nobody in the house had reason to check.
Only two of those are the pump. That matters on an inherited system more than on one you specified, because there is no history to reason from: you do not know what it sounded like when it was healthy, so the components have to be checked on their own terms rather than compared with a memory. The Check Valve and the Water That Keeps Coming Back
This is the quiet one, and it is behind a striking number of the premature Orlando replacements we are called to. The check valve sits in the discharge line and holds the standing column of water from falling back when the motor stops. When the flapper wears, the pit refills part of the way within seconds, the float lifts again, and the pump restarts. Nothing sounds broken. The pump is simply doing two or three times the work it should for the same result, and it reaches the end of its service life years early. On an inherited installation this is worth checking early, because the previous owner may have replaced a pump that failed for exactly this reason and left the cause in place.
A Pit Sized for Something You Cannot See
Pit dimensions were chosen for a drainage arrangement you may never have seen documented. A sump pit too small gives the float almost no travel, so the pump short cycles and spends its rated starts quickly. A pit too large lets water stand and go stagnant, and deposits silt on the intake between uses. Neither is dramatic and both shorten equipment life, and neither is visible without lifting the lid and watching a cycle.
Continuous running is the other rhythm worth knowing. A pump that never satisfies its float has either been outrun by the inflow or is being held on by a jammed switch over an empty pit, which will ruin a motor in an afternoon.
Batteries, and Why the Answer Here Is Usually Yes
A battery backup is a second pump with its own power source, dropped into the same pit and set to take over when the primary has no electricity. In Orlando that is a sound investment, because summer storms in Florida interrupt power routinely and the outage arrives at the same time as the water. A healthy pump on a dead circuit is the most common way a garage pit overflows here.
Describe it accurately though. A backup carries a pit for hours rather than days, its endurance depends on how fast water is arriving, and it does nothing for a primary pump that is already failing. The battery also ages on the shelf, so a backup fitted by a previous owner and never tested since should be treated as an unknown rather than as protection.
Proving It Works Before You Need It
Lift the lid, pour a bucket of water in slowly until the float rises, and watch. The pump should start, empty the pit, and stop without immediately restarting. Listen for a hum with a still surface. Watch the level for a few seconds after the motor cuts to see whether it bounces back up. Then go outside while it is running and confirm water is actually coming out of the discharge, which is the step most people skip and the one that catches a blocked line.
Twice a year is a sensible cadence for an Orlando property, and the useful time to do it is before the wet season rather than in the middle of it. Ten minutes in May is worth more than an hour of guessing in September.
Replacing a Pump Somebody Else Chose
When an inherited unit reaches the end, resist the instinct to buy the same thing again. The right replacement depends on how much water actually arrives and how quickly, on the depth and diameter of the pit, on the height the water has to be lifted, and on the length and condition of the discharge run. Those are the questions that were answered by somebody else, possibly for a drainage arrangement that has since been altered by a driveway, a patio or a regraded lot. Swapping a unit is within reach of a confident homeowner. What catches people is the check valve, the discharge connection, sizing against real inflow, and the electrical, which sits in a wet location and is not somewhere to improvise.
What This Work Does Not Cover
