Households here tend to know more about water, and about what a sump pit can do about it, than households anywhere else we work, and they usually arrive at this conversation with a specific question rather than a vague worry. That deserves a straight answer rather than a sales pitch, so this page starts with what the equipment is for and, just as importantly, what it is not.
Three Ways Water Reaches a Property on This Ground
The first is from below the Houston ground. The water table across much of the Gulf coastal plain sits close to the surface, and it rises after sustained rain. Where a property has a crawl area under the floor structure, or drainage laid around a slab, that rise shows up as water standing in the lowest accessible point.
The second is across the surface. When rain falls faster than the ground and the local drainage can take it, water moves over the top of everything, following whatever fall exists. On land this flat it does not move quickly, but it covers a great deal of ground and it goes wherever the last few inches of level send it.
The third is at a threshold. A garage that steps down from the driveway, a door at the low corner of a house, a below-grade service area on a commercial property: these are places where surface water crosses into a building. It is the same water as the second case, at the moment it stops being outdoors.
Which of the Three a Pit Can Answer
The first, cleanly, on any Texas property. A pit is a low point with a pump in it, so water arriving from below and collecting where the pit can receive it is precisely the job. The third, partly and only where the geometry allows: a pit at the low point of a garage or a ramp can handle what gets past a threshold, provided the volume is within reach of the equipment. The second, not at all. Nothing about a pump changes how much water crosses a property at the surface, and a household that is sold one for that reason has bought the wrong thing.

Specifying Once the Source Has Been Settled
When the Houston source is groundwater collecting somewhere a pit can serve, the specification is ordinary and the questions are the usual ones: how quickly does the pit refill with the pump off, how far does the water have to be lifted, how long is the run to a legitimate discharge point, and how much volume does the pit hold between its start and stop levels. Those four decide the equipment, and all four are established by somebody standing at the pit.
The four ordinary faults then apply as everywhere else. A float switch that has drifted against the wall or been fouled never gives the signal to start. A blocked intake gives a running motor and very little flow. A seized impeller usually hums. A failed check valve lets the column of water in the discharge line drop straight back at shutoff, so the pump restarts within seconds and spends its rated life far too quickly. On a Houston property where the pit is already working most weeks, that last one is unusually costly.
Where the Water Can Be Sent on Ground This Flat
Discharge in Houston is genuinely harder than in a market with slope. Water lifted out of a pit and released a short distance away has almost no fall to carry it off, so it soaks a little way into ground that is already close to saturated and finds its way back. The run has to reach a point that will actually take the water, and it should not be aimed at a neighboring property or tied into a waste drain. Working out where that point is takes a walk around the property rather than a rule.
The check valve on that run keeps the standing column of water in the pipe from falling back into the pit at shutoff. It is small, it is inexpensive, it fails silently, and in a warm, humid climate the fittings around it corrode faster than people expect. Freeze is not the Texas concern that it is further north, so the attention goes to corrosion, silt and an outlet lost under vegetation.
Cycling, and What a Steady Tick Means Here
A Houston pit that starts at a regular interval on a dry week is reporting groundwater, which in this market is normal rather than alarming. A pit that starts and stops every few seconds is reporting a failed check valve or too little volume between its levels. A pit running continuously through a downpour is reporting inflow beating capacity, and if the yard is also under water, the surface source is contributing and no pump will change that.
Learn the rhythm on an ordinary Houston week while everything is healthy, and note the run time. That single number separates a pump that is struggling from a property that is simply wet, and those two situations call for completely different spending.
Testing During the Drier Stretch
Pour water slowly into the Houston pit until the float switch lifts. The pump should start, clear the pit and stop cleanly without restarting a moment later. Listen for a hum with no flow. Watch whether the level jumps straight back up at shutoff. Then walk the discharge line to its end while the pump is running and confirm water is leaving rather than pooling near the building.
Twice a year is a reasonable Houston habit, and doing it in a drier stretch means a struggling pump is not masked by inflow. What the test cannot show is behavior with no electricity. A battery backup is a second pump with its own power source and it earns its place in Texas, where storms bring the power down. State the limit honestly: hours rather than days, fewer hours as the inflow rises, and no substitute for replacing a primary pump that is already failing.
The Claim Nobody Should Make
Repair, replacement, new installation, backup systems, check valve and discharge line work and full diagnosis of the pit are ours. Regrading a property, exterior waterproofing, foundation work and anything structural are not, and Roto-Rooter does not take them on.
